Contract Updates

WE published a video a few weeks in a row going through contract revisions, but still getting questions. Here is a written summary instead:

  • Addendum Forms Released
    New and updated supporting forms now available that align with the 4 listing strategies (active, Delayed, coming soon, office exclusive);
  • What Didn’t Change, YET:
  • Exclusive Right to Sell revisions are underway, and Purchase & Sale considerations are being discussed. Your feedback is welcome anytime!
  • Four Listing Strategies Consumer Handout Added
    New tool to help explain off-market / delayed listing options to sellers.
  • Marketing Listing Options Form (New)
    Optional form allowing sellers to direct how their listing is marketed and syndicated, with added disclosure about potential long-term visibility limitations.
  • Listing Modification Form Updates
    Enhanced to allow clearer changes to price, term, and status, including new ability to move a property from off-market to active status.
  • Off-Market Addendum (Updated)
    Consolidates prior withdrawal and delayed listing forms into a single, clearer “off-market” addendum.
  • Lead Paint Short-Term Rental Exemption Form Added
    State form now included in the library for easier access and compliance.
  • Listing Broker to Buyer Broker Compensation Agreement (New)
    Optional agreement for compensation between brokers outside of a Purchase & Sale.
  • Massachusetts Home Inspection Disclosure Added to Library
    Required form now included locally for easier use and MLS compliance.
  • Modification of Contract Dates Form (Renamed & Expanded)
    Now allows modification of all key Purchase & Sale dates, not just extensions.
  • Escrow Release Form Updated
    Clarified process for mutual release of funds, including amounts, interest, and delivery instructions.
  • Termination & Release of Escrow Form Updated
    Improved clarity for contract termination and agreed-upon disbursement of deposits.
  • Short-Term Rental Rider (New)
    Provides disclosures and protections related to existing or future short-term rental obligations on a property.
