Lead Paint Form Upload to Flexmls

The MLS Board of Directors considered a request to create a policy about uploading all pages of the Lead Paint from when adding a new listing into the database.  Currently, some agents do upload all the pages, and others only upload the final page containing signatures.  To encourage cohesiveness in this business practice the directors unanimously voted to create a policy that all pages of the lead paint form are required as part of the upload to the MLS.

We heard that sometimes the file size becomes too large to upload.  The directors tested and found that there are some fantastic free programs you can use to compress your file size.  A search of the internet provided several results.  You can do your own independent search and select a program that you find most user friendly, or follow these search results and select an option here.

Currently, we are not requiring that existing forms be updated.  However, any new listings from this point forward will require all pages, as will any listing that is extended in the system.

Keep in mind that there are fine structures in place for failing to submit all required information when entering a listing into the MLS.  Your attention to this matter is imperative!

Failure to submit ALL mandatory listing information for dissemination to the MLS membership within 2 business days of the seller’s signature OR 1 business day of marketing, whichever comes first. ·   Fines for listings more than 5 days late or a third offense will be administratively assessed after a hearing with the MLS Board, the Participant, and the offending user; per Section 7 of the Rules and Regulations.
