Unrepresented Buyer Option for Sold Reporting

As new settlement practices emerge, please remember that how you report your sale is an important layer of proper accounting and transparency.  We have several options for accurately reporting the sold data – with a new option to indicate “unrepresented buyer” as the selling agent.  We know many times in the past, a listing agent would enter their name in both fields, but now there are legal obligations to acting and holding yourself out as a buyer’s agent, including a written agreement.  Use this new option when working on behalf of your seller client with a buyer customer who has no representation.  (remember MAR has that great form for Unrepresented Buyers so they affirmatively know you do not represent them in that instance).  However, if you are in a disclosed dual agency situation where you represent both the buyer and seller, only then should you be entering your name in both fields as both listing and selling agent.  You do not want to give the impress you have a contractual and legal obligation if you don’t and this addition should help!  Please also remember we have non-agent as an option for when a buyer has representation by a licensee that does not participate in the Berkshire MLS. Otherwise, search by name and all agents, now well over 700, should be accessible for your selection.
