Just a reminder that if you list your property in the MLS, you have to be actively showing it to cooperating brokers. While it’s understandable not all sellers can show immediately, advertising a property in the MLS for days or a week before it is ready to be shown (or holding it until a public open house for example) is not appropriate. The MLS policy currently states that listings must be made available to other participants, consistent with our purpose. If your seller isn’t ready to show or wants to wait until one day to share it with the world, they can simply sign a delayed / refusal to list in MLS until it’s ready to go. the MLS Board will be discussing this at their next meeting, so if you have an opinion, please share!
