Take-a-Ways from Understanding Title and Title Concerns

We thank Stephanie Parise, Assistant Register and Diane Duquette, Land Court Tech (ret.), for sharing their expertise with us this morning during our CE program this morning.  Some important take-a-ways from the class:

Less is More – As with most searching, the less information you enter into the search function on masslandrecords.com the more results you will find.  We also learned that some documents are indexed by the name appearing on them, not by the address.  Always search by name to find all documents related to an individual.

Homestead Protection – Automatic protection up to $125,000 is afforded every buyer in Massachusetts.  To receive protection of up to $500,000 fill out a declaration form, which can be obtained from the Registry.  They’ll help you fill it out and notarize it too!

Homestead for Elderly and Disabled – For those aged 62 and over or disabled.  More information can be found in this brochure.

Consumer Notification Service – This service alerts you by email whenever a new document is recorded for your property.  Title lock is not a thing, don’t pay for a service when you can sign up for this one free.  Consumer Notification Service

PACER – Also free to you is this government site where you can search Federal court hearings and liens placed on property.  Public Access to Court Electronic Records | PACER: Federal Court Records

As a reminder, even if searching MAP GIS or assessor’s record information the final source of deed information, liens, etc. is masslandrecords.com, be sure to use all available resources!
