It’s that time again – end of the month and end of a quarter! Please check the MLS system to make sure all your sales are reported correctly, that your pending listings are marked and the data is accurate. We’re anxious to run the quarterly report! Looking at the preliminary numbers, here is what we found…
We have 15% fewer listings on the market today than we did last year (only 2,022 now compared to 2,367 last year). So far, our year-to-date sales are up 4% over last year – from 539 sales to 559 countywide, but our dollar volume is down slightly (1%). The northern Berkshire market had a bit of a tough time so far, with an identical number of sales YTD (100) but $1.7 million less in sales volume. Southern Berkshire sales rose in all comparison, with the number sold up 7% (216 sales) and up 3% in dollar volume transacted (80.7 million). Overall, median prices rose slightly to $195,000 median countywide. Closings are happening faster, 207 days from listing on average.
