After our post last week about encumbrances, we had a great suggestion to also share some things to look for on land sales. Accredited Rural Appraiser member Paul Herrington primarily values farms and larger tracts of land. He shared, “On a listing, one of the first things we always look for is evidence of a conservation easement or APR lien. I would respectfully ask that Realtors be encouraged to prominently highlight/mention the presence of a conservation easement or APR lien. These things have significant impacts on value and if I was a buyer I would want to know about them before I even looked at a property. As an appraiser, it helps us to know about them when looking for comparable sale.” Great tips and more disclosure is better for all involved!
