Below are calculations for taking a listing with both Delay Dissemination to the MLS and Coming Soon Addendums. In this example, we are using the following: Contract signed on June 2nd, Coming Soon start showing date June 30th and seller wants the full 7 days of coming soon exposure. So, what’s the date to enter on the Delay Dissemination Addendum?

The signed Exclusive Right to Sell Contract along with the Delayed Dissemination AND the Coming Soon addendums must be submitted to the MLS within 2-business days of sellers’ signatures by sending to listings@berkshirerealtors.org.
On June 23rd the listing is entered into the MLS with a list date of June 23, 2025 and a status of Coming Soon (change status drop down from Active to Coming Soon, see below), the start showing date becomes the date on the Coming Soon addendum, June 30th.
A coming soon listing can be in a coming soon status for up to 7 days. Once the start showing date approaches, the MLS will automatically change the coming soon status to ACTIVE. There is no 48 hours to start showing past this June 30th date. The advertising says that the showing will START on June 30th. You can use the coming soon time (June 23-June30) to set up appointments beginning June 30th onward.
