Surveillance Equipment – is it Security?

While we added a clause in our Exclusive Right to Sell Agreement (paragraph 7g) about alerting incoming visitors to the presence of surveillance equipment in a listed home, please also remember that this is also something you need to discuss when negotiating the Purchase and Sale Agreement. Just a reminder in our standard P&S paragraph 13, it states:

“FIXTURES: Included in this sale as part of the Property, unless expressly excluded, are the usual fixtures owned by the SELLER and used in connection therewith including but not limited to, if any … security systems”. 

Get smart! Do not let a seller’s installed nest cams trip up your sale – make sure you have a discussion with your seller on whether they wish to include or exclusive this type of equipment before they sign the P&S, and make a note of it in the special lines provided in the fixtures paragraph.
