Starting with listings entered by November 7th for South County Broker Open Tour November 11th!

We want to share the work of the South County agents to revive the Tuesday morning broker open houses. It will work as it did pre-COVID and will be adjusted as needed going forward. Dana Fuchs of Lance Vermeulen Real Estate stepped up to be the lead volunteer Coordinator.  You can reach out to her if you have any issues, to volunteer to help or provide feedback. She can’t change the policy or update your listing in Flex, but is eager to make this work well going forward and needs your input for that! Broker open houses can be scheduled at any time via the MLS Broker Open House scheduler and made available to all members in the MLS.  There is no limitation on the time or location of properties open for other broker’s preview.  However, should the property be located in a town that is participating in the South County Open House Tour, members wishing to include their property in the scheduled tour must follow these guidelines:

All properties need to be in the designated towns according to the 3-week rotation to be considered part of the caravan. All properties must be properly mapped in the MLS. As SOON as you know that you want to hold a tour, enter it in to Flex, leave the time as 9-11am, as this is going to change.

1. Week 1: Great Barrington / Sheffield / Egremont / Alford / Mount Washington (starting 11/11)
2. Week 2: Lee / Lenox / Stockbridge / West Stockbridge/ Richmond (starting 11/18) 
3. Week 3: Monterey / New Marlborough / Tyringham / Otis / Becket / Sandisfield  (starting (11/25)

Friday (Starting 11/7) by 3 p.m.:  

• Add properties to the Broker Open House in MLS.
• Indicate tour time of 9am on Tuesday
• Include “SC Tour” at start of title
• Ensure listings are aligned with weekly featured towns (if your listing doesn’t fall into the schedule, it will not be on the caravan).
• If more than one home is on the caravan schedule and is being hosted by the same agent; the agent must ensure there will be coverage for the tour even if the homes appear on the schedule back-to-back.

Monday by 11 a.m.

• Organizer will send listing agent hosts a schedule over the weekend.
• Listing agent host must change Broker Open listing in MLS to the timing indicated by the organizer’s schedule
• If changes are not made, the home can be shown but the agent is responsible to be present at the home for the time shown in the MLS and will not be considered part of the caravan.

Tuesday Morning Tour:  

• Hosts:  Arrive 5–10 minutes early and greet fellow agent
• REALTORS: Save Tuesday mornings in your calendar.  Review tour schedule and participate.
• Note: This tour is only for REALTOR members of the Berkshire County Board of REALTORS. It is NOT open to the public or clients of REALTORS.
