As our association begins developing policy guidelines around virtually staged and AI-modified listing photos, we are looking for real-world feedback from REALTORS® and industry professionals.
Because staff typically does not visit listed properties in person, we often do not see the practical effects or potential concerns that may arise from digitally enhanced images. Your experiences and observations will help us create a thoughtful, balanced, and effective policy framework.
We are currently exploring guidelines related to:
• Virtually staged photos
• Digitally modified images, including structural edits, landscaping changes, or other enhancements
• Watermarking and disclosure practices for altered images
The proposed system may include a required checkbox and description field for any digitally modified photos, with listing submission restrictions if disclosures are not completed.
A Policies & Practices workgroup has been formed to develop recommendations, with the first focus being photo enhancement guidelines.
