What’s all of the national listing hubbub about? You may have heard a lot about listing “Previews” and marketing of “Coming Soon” listings on the major real estate portals lately. We have been fielding questions asking for clarification on our coming soon rules. Once again, I am always proud to say that our Berkshire MLS strategy has always been to foster a transparent marketplace and our role is to serve your business needs in doing so. Therefore, none of these “new” offerings are earth shattering for the Berkshire MLS – or you.
- Coming Soon, yes! Since 2020, we have had a clear coming soon status option (in fact, we just recently provided a new listing options flyer to guide you and your seller through the options of marketing a new listing!). Not every MLS has had this offering, but for us, it’s old news.
- Days on Market, no! Our policy never calculated ‘Days on Market’ during the Coming Soon period because, well, it’s not on the market yet. Others are debating this now, but it’s old hat for us in the Berkshires.
- Marketing, you bet! Finally, we have always allowed unrestricted marketing (not showing!) of a coming soon listing during that status – not all other MLSs have done this. In a delayed / off-market listing status there is absolutely no marketing, but coming soon is all about generating excitement and building that buzz! In fact, our coming soon listings appear on not only syndication sites, but on brokers’ IDX data feeds, if online display is selected by the listing broker and the site choses to publish it. Again, that’s new for some in the nation, but not you!
What do you need to know about this national news? For Berkshire MLS members, it’s business as usual. Yes, you must follow the MLS rules as always and we have a 7 day window for coming soon listings. You have a Coming Soon Addendum that was provided 6 years ago in your forms library that clearly lays out the rules that you and your seller agree to follow for transparency, and a Listing Options Flyer to guide you in a discussion on the options.
