It passed! The bipartisan 21st Century ROAD to Housing Act, including nearly 50 individual housing measures designed to remove barriers, increase supply, expand homeownership access, improve access to capital and support veterans, became law.  Its passage is a major milestone and a testament to what can happen when lawmakers come together to address one of the nation’s most pressing challenges.

In practical terms, the 21st Century ROAD to Housing Act is intended to help communities build more housing, more quickly, and with fewer regulatory obstacles. While it does not override local zoning authority, it provides incentives, new tools, and modernized federal programs that many towns and cities are expected to use. Some important items include an FHA small-dollar mortgage pilot, streamlined zoning frameworks and higher FHA multifamily loan limits.
