Mobile Home & Home Inspections

We recently fielded an interesting question regarding home inspection requirements on the sale of mobile homes. After a lot of research, there were differing opinions, so we reached out to the MAR legal hotline for their interpretation and guidance. They acknowledge that there is a conflict in regulations. As a best practice, they would conservatively advise that a potential buyer be given the disclosure and provided the right to have the mobile home inspected. The definition of Residential Building and Residential Dwelling Unit in the new home inspection regulations indicate any property that it is used for residential purposes, which aligns with mobile homes use. Better safe than sorry to provide  consumer protection rights that mirror single family, condo and multi-family homes.
