MLS Rules

Just a friendly reminder that members have 24/7 access to the policies of the MLS so that you can always ensure you have the most up to date information at your fingertips.

Two of the most recent changes are highlighted:  The MLS Board has defined ACTIVE listings as those properties where the start of scheduled showings begins in less than 48 hours. Otherwise, there should be a delayed addendum, coming soon addendum or office exclusive.

It should be noted that agents may enter listings into the MLS that you may not be able to provide in-person showings immediately, as long as a virtual or video tour is available and showing details are explained into the REALTOR-to-REALTOR remarks.  As a reminder, if cooperating agents are only able to view a listing through the virtual tour then in-house buyers must be treated the same, or the listing agent is subject to steep discipline. All buyers must be treated equally.

And the most important and simple reminder:

ALL LISTINGS in Berkshire County must be submitted to the MLS within 2 business days of signature or 1 day from ANY type of marketing.  ALL LISTINGS. 

Submit active & coming soon listings via the FlexMLS system, delayed and office exclusives should be emailed with addendums.
